Single Dwelling

We designed the above house for a local builder in Kiama. It is a corner site on a steep slope. There are ocean views to the rear and escarpment views to the side. With all these constraints and opportunities we successfully produced a design that works with the steep slope and takes in all possible views. The client was very happy with the outcome and is building his dream home now.
Dual Occupancy
Dual occupancy developments are very common these days and is something we are very familiar with. We work with developers' and clients who are new to multi-unit development.
The above dual occupancy development is located in Shell Cove overlooking the soon to be completed Shellharbour Marina. Each unit has three bedrooms, ensuite and walk in robes for the master bedroom and open plan living. The challenge in designing this development was achieving a second storey to one of the units. Unlike most sites, this one was affected by easements that restricted the location of a second storey to a small portion of the site.
Multi Unit
Similar to dual occupancy developments, multi-unit developments are a common way to maximise the development potential on a site.
The above development is made up of three attached townhouses facing the street in Shellharbour. Each unit has a double car garage, three bedrooms and open plan living opening onto a large upper floor balcony.
Alterations & Additions
We understand that not every development starts with a blank piece of paper. Working with an existing house and designing a practical alteration and/or addition is as satisfying as designing a new build. This type of development requires a thorough building knowledge and a lot of creative thinking to marry the old and the new.
The above is a rear addition to a 50+ year old house in Oak Flats. The house backs onto Lake Illawarra and provided an opportunity to tidy up an old half finished addition and create something new and fresh. Being so close to the lake I wanted to make the addition a little like a sailing boat floating along the lake. Luckily, the client was very happy with the result.
Commercial
20+ years experience in the Illawarra has seen Tasman Design contribute many commercial developments. We have worked with shopping centres, churches, child care centres and all sorts of businesses to provide building spaces that meet their specific needs.
The above office building is a recent development currently under construction. It is located along Bass Point Road in Shellharbour and is for the Australia wide company, Hanson Quarry. We collaborated a lot with the clients in regards to the internal layout, but were given a full creative license to design a unique and bold building that suited the local area and reflected the operation of the quarry.
Industrial
Similar to commercial developments, Tasman Design has also worked with many clients to design buildings within the Illawarra industrial communities. Our in-house structural engineers specialise in concrete tilt up units as well as other industrial style buildings. Together we can provide a professional drafting service that sees you through the approval process ready for construction.
The above industrial building is for a local civil contracting company located in Kembla Grange. It consisted of a large workshop and office building, washbay, parking lot and detached storage shed. The main workshop is constructed out of a portal frame structure to provide a large uninterrupted space.
